*** Using Evan's services as your Buyer Agent costs you NOTHING! ***
Here is an outline of the process:
Determine Your Wants and Needs This is the single most important step. Evan won't waste your time by showing you properties that don't meet your needs -- together you will discuss your requirements so that he can create a plan to find you the right property. Throughout the buying process he will maintain your confidentiality and represent your best interests.
Help You Get Pre-Approved
If you desire, he can provide a list of reputable lenders who can help you with the financial details of your home-buying experience. Typically, sellers will require a letter of pre-approval from your lender.
The Search
Evan will use every available method to locate a property that matches your search parameters. This will include properties listed with Atlanta Intown, properties offered through other real estate companies, as well as unlisted properties. He can also email listings to you so you can preview potential properties online. He will disclose all known facts about the property that are likely to affect your decision. He will make sure you don't pay too much for your new home and help you avoid costly mistakes. When Evan finds the home that meets your criteria, he will assist you in writing and negotiating an offer and act as a liaison between you and the seller.
Under Contract and Closing After your new home is under contract and before closing day is a very important period of time. During this period, Evan will maintain contact with all parties (you, the listing agent, your lender, closing attorney's pre-closer, closing attorney, etc.) to make sure things are moving forward with the purchase of your new home. As soon as the closing statement is available, he will review it with you and verify that it is correct. Evan will attend the closing with you.
After Closing He'll help you celebrate! Then, he'll maintain contact to make sure you remember to file for homestead exemption, if applicable. And, he'll continue to be your resource for any real estate questions or concerns in the future.
